This price does not include furniture, (we believe that the selection of furniture for each apartment is
a decision that each buyer will want to make, reflecting individual tastes), but includes all fittings of the
highest quality including fully fitted bathrooms and a European style kitchen with refrigerator and washing machine. See SPECIFICATIONS. The following external mechanical systems are also included with each apartment:

      1. Feed water system including feed water pump and piping from underground water tank.
      2. Soil and waste water system including grease trap, septic tank and seepage tank.

Apartment owners are entitled to use all common areas and facilities within the development. These include:
  1. Enclosed tropical garden with 120 sq m swimming pool and garden salas.
  2. Individual 3 m x 5.5 m parking space in common parking area.
  3. Private access road
   







 
There is an annual maintenance fee of 54,000 THB per apartment (4,500 THB per month).
All maintenance operations will be managed by the developer and include:
  1. Pool maintenance.
  2. Garden maintenance.
  3. Cleaning of common areas.
  4. Electricity for common areas including lighting, pool water circulation and pumping of water to
      underground water tank.
  5. Security personnel.
  6. Periodic external repainting of all buildings.
  7. Fire and natural disaster insurance for all buildings.
  8. Regular under-building termite treatment for all buildings.
   






   
 

All apartments are for sale leasehold, with an initial 30-year lease which has two options to renew the
lease for an additional 30 years each.
The lease is a legal agreement, which sets out the rights and responsibilities of both the buyer and the developer.
The lease will be registered at the Phuket Land Office.
For those not familiar with Thai ownership laws, this is a very common and secure form of legal ownership
for foreign nationals in Thailand.

   






   
 

  1. A non-refundable deposit of 5% is required to reserve the apartment of your choice,
      payable on signing of Reservation Agreement.
  2. A payment of 75% is required on signing of Lease Agreement. (To be completed within 30 days of            reservation).
  3. A final payment of 20% to be paid on hand over.

INVESTMENT RETURNFor those owners who do not intend to reside in Phuket all year, you also have the option of achieving valuable additional return on your investment by renting your apartment in your absence (of course, the apartment must be fully furnished and equipped).
Especially in the high season (November to March), holiday apartment rental by families is now a popular alternative to hotel accommodation, and a lucrative source of income.
We, together with our local real estate partners, can offer a rental service that will take care of everything for you. This includes finding the tenants, regular cleaning, linen service, checking of inventory, payment of utility bills, taking care of any repairs and holding or transferring rental income. We will check you property before and after rental to ensure that everything is OK. You can be assured that when you return, everything will be as you left it. We will send you a monthly account showing the rental income and the charges for services. For this service we will charge an administrative fee of 10% of the rental income.
Depending on what times of year you can make the property available, an estimated rental income of between 4% and 7% is achievable.
